Bob is a founding partner of Trivanta and brings over 19 years of commercial real estate experience to the executive team. Prior to Trivanta, Bob was the Managing Director of EXP Realty Advisors Dallas, Texas office. While at EXP, Bob was a top producer and responsible for establishing the Dallas office, building the team and platform. Since 2011, Bob has been involved in over 200 transactions with a value of approximately $500 Million
Prior to joining EXP, Bob was a Managing Director with Retail Resource Group providing sale leaseback, bankruptcy, Mergers and Acquisitions, and real estate services for corporate clients including Blockbuster, Boston Market, Corner Bakery, Einstein Bros Bagels / Noah’s Bagels, Qdoba Mexican Grill and Mattress Firm just to name a few. Bob led several of the assignments and has been responsible for more than $75,000,000 in savings to his clients.
Bob previously worked for Starbucks Coffee Company where he was a top performer responsible for more than 100 new sites. During his time with the company he was responsible for new store development and portfolio management of Texas markets. He was responsible for developing and implementing retail market plans which included site selection, lease renewals, relocations, expansion, and closures to optimize the value of the company assets.
Bob also held Asset and Development Manager positions for Blockbuster and RadioShack. He was personally responsible for the site selection, renewals, lease restructuring and disposition of company operated retail locations and managed combined portfolios of over 500 company operated stores in assigned territories across the United States.
Bob received his Bachelor of Business Administration degree in Entrepreneurship from the University of North Texas and a Master of Business Administration degree with a concentration in Finance and Real Estate from the University of Texas at Arlington. Bob is a Licensed Real Estate Broker in the State of Texas and a member of the International Council of Shopping Centers.
Mark is a founding partner of Trivanta. Trivanta is an industry leading marketing platform designed for the efficient and timely disposition of net leased income property. Its primary focus is on retail and restaurants.
Prior to Trivanta, Mark founded Retail Resource Group “RRG”. RRG is a full service out source real estate solution. RRG is an affiliated subsidiary of Trivanta. RRG specializes in the retail and restaurant segment of real estate industry, providing an array of services including tenant lease services, portfolio sale leasebacks and strategic planning. Recent projects consist of corporate portfolio sale leasebacks, bankruptcy lease restructures and terminations and client focused mixed-use development services; including retail, restaurant, multi-family, office and hotel components.
With 28 years of experience in the retail real estate industry, Mark brings a unique perspective and track record of success as an executive level manager, multi-unit franchise owner, developer and outsource consultant to national and regional tenants; he has in-depth experience as both landlord and tenant. Some of Mark's experience and client relationships include Starbucks, Sprout’s, Walgreens, Pei Wei, Kona Grill, Einstein’s Bagels, Corner Bakery, TGIF, Wells Fargo, Petco, AT&T, Mattress Firm, Verizon, Staples, Office Depot, Boston Market, 7-11, McDonalds, Qdoba Mexican Grill, Gatti's Pizza, CiCi's Pizza and Blockbuster Video.
Prior to RETAIL RESOURCE GROUP, Mark was a partner in Surecap Village Partners, a full service development company specializing in regional and national roll outs, build-to-suit and shopping center development for retail companies.
Mark has also served as a Managing Principal with Boston Chicken Golden Gate (BCGG). As a Franchise Area Developer Mark’s group developed and operated 60 Boston Market stores in Northern California with annual revenues in excess of $80 million.
Early in his career, Mark worked with Blockbuster Video. He was responsible for development of the Central, Midwest and Western Zones of the U.S. and the Director of International Development for Blockbuster Entertainment Corporation. He led Blockbuster's store development outside of the United States and Canada where he created, implemented and managed new store development models while structuring strategic relationships with Company, Joint Venture, License and Franchise structures.
Throughout his career Mark has worked in more than 18 countries. Mark has a BA from Texas State University.
Joe is a founding partner of Trivanta and brings over 15 years of net lease brokerage experience to the executive team. Prior to Trivanta, Joe was a Managing Director at EXP Realty Advisors (formerly Kimco Exchange Place) and responsible for establishing the Dallas, Texas and Los Angeles, California offices. Joe has completed sale transactions in 43 states with an aggregate value of over $1 billion.
Joe began his career as a commercial agent in San Francisco’s South of Market district (SOMA) during the .com boom and completed 42 industrial and office lease and sale transactions, his first year in the business. Soon after, he began his net leased brokerage career in Marcus & Millichap’s San Francisco office, a national investment sales brokerage firm with over 70 offices in the US. Joe spent 9 years in San Francisco where he was fortunate enough to learn best practices from several nationally recognized net leased brokerage teams, and was a top producing agent at Raphel Roessler Retail Group, Capital Pacific, and Retail West. While in San Francisco Joe cataloged over 3,900 retail properties and corresponding owners in the Bay Area and amassed a large personal database of California buyer agents.
Joe was born and raised in the San Francisco Bay Area. He developed the real estate bug early often cold calling for, and attending Mike Ferry weekend workshops with, his Mom, who was a residential agent for over 20 years. A graduate of De La Salle High School in Concord, California, Joe earned his bachelor's degree from the University of San Diego in 1999 where he studied Business with an emphasis in real estate. During the summers following his freshman and sophomore years, Joe worked as an independent contractor for the Southwestern Company where he sold educational books door-to-door cross country and managed a team of sales people. Joe passed the California real estate salesperson exam his junior year of college, interned for several top producing leasing agents in San Diego, and hasn’t looked back since.
Joe lives in Manhattan Beach, California and manages the Los Angeles office. When he isn’t working Joe enjoys travel, spending time with family and friends, running, biking, and swimming and competes regularly in triathlons.
Matthew Scow is a Senior Director of Trivanta with a focus on investment sales and tenant services. He brings over 23 years of working knowledge and a wide spectrum of commercial real estate experience, including sale leasebacks, acquisitions, leasing, operations, and dispositions. Throughout his career he has utilized his team leadership and strategic planning skills to facilitate full market development and hundreds of millions of dollars in occupancy savings for some of the largest national brands in the industry, including Blockbuster, Harbor Freight Tools, and TGI Fridays.
Before joining Trivanta, Matthew began his career at Blockbuster, ultimately rising to Vice President of Real Estate and Facilities. During his tenure with Blockbuster he was a proponent of innovation, leveraging technology to manage development, including both growth and portfolio optimization. Matthew shepherded his team through bankruptcy proceedings before moving on to share his expertise with Harbor Freight where he delivered nearly 150 new stores, a key contribution to the company's aggressive growth program. Most recently, Matthew has been working with TGI Fridays and their Franchise network to create the best in class mapping, modeling, and new store site selection processes and procedures. As part of the TGI Friday's team he was also responsible for new store development and maximizing existing assets with negotiated transactions including sale leasebacks, renewals, restructures, dispositions, and terminations.
Matthew's well-rounded perspective puts him in a unique position to identify the immediate needs of a client and provide insightful forethought, thus avoiding pitfalls while realizing full potential.
When not on the road or in the office, Matthew enjoys spending time with his loving wife Kara and rambunctious twins Gadsden and Dayny as well as being outdoors, running, and biking.

Russell Smith is a Senior Sales Associate with Trivanta. Mr. Smith works directly with developers, as well as institutional and private investors on the disposition of net leased assets nationwide. Since joining Trivanta, Russell has helped to facilitate nearly $300 million in net leased transactions.
Before joining Trivanta, Russell was a Senior Associate at MBI Commercial Realty in Dallas, Texas. At MBI, Russell worked with both landlords and tenants in office and retail lease transactions, as well as retail land development. Prior to MBI, Russell was an Associate at Marcus & Millichap and a Financial Analyst with Midas Financials.
Russell attended the University of Texas at Arlington where he earned a BBA in Finance. He is a member of the International Council of Shopping Centers and the Real Estate Council. In his spare time, Russell enjoys hunting, fishing, and spending time with friends and family.
Rhona's experience includes retail asset management and negotiations, property dispositions, and retail center development. For the past seven years, Rhona has managed restructure, terminations, M&A, asset dispositions, and sale leaseback programs for national retail and restaurant clients. Her prior experience includes all aspects and phases of BTS and retail development including site identification, purchase contract negotiation and acquisition, research and due diligence, design, entitlement, construction loan management, construction management, and asset disposition. Rhona received her BBA from Texas State University.

Rafael Nuñez graduated from the University of North Texas with a BBA in Real Estate. Right after graduation, Rafael began his commercial real estate career with Trivanta Net Lease. Rafael is an integral part of Trivanta’s sales team with a wide range of responsibilities including creating/managing marketing campaigns, maintaining market comps, and managing investment buyer databases. Transitioning to the Acquisitions role, Rafael was a natural in identifying real estate opportunities to create/add value and is responsible for sourcing financing, underwriting, and coordinating third party reports.

Alex Heil is an Associate with Trivanta. Mr. Heil works directly with developers, as well as institutional and private investors on the disposition of net leased assets nationwide. In addition to dispositions, Alex analyzes market changes and advises Trivanta's clients on any nuances. Prior to joining Trivanta, Alex was an associate at Marcus & Millichap where he spent time developing client relationships, analyzing market trends, and specializing in net leased asset dispositions. Alex graduated from the University of Texas at Austin where he majored in Corporate Communications and minored in Business.
